MAINTENANCE IN THE REAL WORLD
In the new economy in which the game is not only ensuring the new and right product, in a market already full, the play is in reducing costs, and in this game the players are Maintenance and Supply Chain.
Now we talk about the real maintenance.
We have mainly two type of maintenance. The predictive one and the preventive.
The preventive maintenance is designed to preserve and restore equipment reliability by replacing worn components before they actually fail. The aim of an Maintenance Engineer is organize the activities, choose the right crew, leading it to achieve the aims.
Facilities, mainly, are the systems controlled and organized by Maintenance Team.
Facilities are the support for production, including:
- Boiler Rooms.
- Pumps and valves ( check, gate, glob...)
- Conditioned air.
- Pipes, tanks and whatever is included in plant, that could be checked.
The simple system used to control them are the check lists prepared opportunely by technical leader.
The frequency and the standards could be done accordingly with the expert of each sector or in base on the experience.
Another way is using system like thermography, vibration analysis and visual checking.
As a maintenance leader you organize each activities, internal and external.
You and your team are always ready to solve troubleshooting about machines and systems. You will face a lot of systems: pipes, mechanical and electrical tools, electrical panels, plc systems, hot boxes, various machines for production ( NOT ONLY FACILITIES ), LOTO ( Lock out Tag out ), sensors, proximities, critical equipment, bearings and fire fighting systems, you will manage them. You will be a buyer, project manager, supervisor, planner and team leader...
In accord to save time and money, reducing "Out of service", maintenance is the matter that can increase the capability of a company to increase saving and product more and more, a good maintenance reduce even the work of technicians, always ready to work.....
